A vacation rental yard has one job: look good the day the next guest arrives, every single week, without you driving out to check on it. That is a different problem than a family lawn, and it is why so many owners on the coast end up asking about synthetic turf. The pitch is simple — green year-round, no mowing, no watering. The real question is whether the upfront cost pays back over the years you plan to hold the property.

What live turf really costs on a rental

A live lawn on a short-term rental is not maintained the way a homeowner maintains their own. You are paying a crew to mow, edge, and blow on a schedule whether guests are there or not. Add water, fertilizer, occasional reseeding of the bald patches where every guest's dog does its business, and the seasonal brown-out that makes your listing photos look tired by late summer. None of those costs stop, and most of them rise.
