Tier 1: The Budget Grill Island ($5,000 to $15,000)

The entry point is a built-in grill island: a masonry or steel-framed structure clad in stone, stucco, or tile, with a built-in grill and some counter space. No plumbing, no gas line necessarily beyond the grill, no cover. This tier turns a freestanding grill into a permanent, finished feature and gives you real counter space to work. At this level, the biggest cost decisions are the countertop material and the cladding. A concrete or tile counter keeps it affordable; natural stone pushes it up. Tier 2: The Real Outdoor Kitchen ($15,000 to $40,000)

The middle tier is where it becomes a kitchen rather than a grill station. This tier requires real utility work: a gas line sized for the appliances, water supply and drainage for the sink, and dedicated electrical circuits for the refrigerator and lighting.

Appliance quality is the other big lever at this tier. There is a wide gulf between entry-level stainless and premium built-in appliances rated for outdoor use. Buying appliances rated for the outdoors matters here, because indoor units corrode fast in coastal air. Tier 3: The Luxury Outdoor Room ($40,000 and Up)

At the top, the outdoor kitchen becomes an outdoor room. Costs here run from $40,000 well into six figures depending on the structure and finishes. The cover alone, if it is a solid-roof structure with its own foundation and electrical, can be a major portion of the budget.
